New Construction Vertical Systems

New Construction Vertical Systems Design

  1. Meet with Architects and Engineers to discuss project requirements.

  2. Perform Feasibility Studies, Conceptual Design, and Schematic Design.

  3. Perform Building Traffic Analysis

  4. Create Construction Documents/Specification

  5. Prepare Bid Packages used for Request for Proposals and identify qualified bidders.

  6. Review elevator bids and create bid tabulations with award recommendations.

  7. Perform shop drawing reviews and approvals.

  8. Conduct pre-construction meetings.

  9. Perform regular project progress visits and provide progress reports.

  10. Punchout the equipment upon project completion.

  11. Approve equipment for final payment and retainage.

Elevator and Escalator Repair

  1. Identify if repairs are actually required and that the cost of the repair is not covered under the current maintenance agreement.

  2. Prepare a scope of work for major elevator repairs.

  3. Assist in proposal solicitation and bid reviews.

  4. Review Elevator Contractors repair proposals and make recommendations.

Due Diligence

  1. Review Existing Equipment prior to building being purchased.

  2. Determine the remaining life expectancy of equipment.

  3. Identify weaknesses and faults in the current equipment.

  4. Provide budgets for immediate and 3/5/10 years’ cost requirements.

Code Compliance

  1. Evaluate the equipment to determine if the equipment meets the current code requirements.

  2. Research code violations to determine if there are any outstanding issues with the authority having jurisdiction.

  3. Perform Evaluation to confirm that the equipment meets or exceeds all handicapped code and/or ADA code requirements.

  4. Confirm that all required documentation/inspections is in place to meet code.

Construction Services

  1. Evaluate equipment while under construction/installation to confirm that it meets the specifications and is being installed per code utilizing proper installation methods.

  2. Provide confirmation and certification of progress payment applications.

  3. Perform project punchout reviews to certify project completion.

Peer Review

  1. Provide a professional written opinion regarding documents/specifications and or

  2. Equipment conditions, in relation to other consulting companies' judgement.

  3. Help clients identify if conditions and or circumstances should be considered acceptable, or not.

  4. Make recommendations to improve the project’s final outcome.
